BEST vacation place! If you’re looking to take a break from outside world and get one with nature, this is the place! And Kotiyagala does it so luxuriously, that you feel like a princess. Also, shoutout to the generous staff ?? Already booked our next stay here.

Excellent reception from the staff from start to finish. Privacy is fantastic. Clean well maintained rooms with all the luxury. Meals are out of this world. Presentation was fantastic. Highly recommend if you like wild life experience. Rooms are built high above, in the night small Elephants roam the area underneath the rooms!! Hotel arranged the Yala wild life Safari as well with a tour guide if you require. Over looking the Indian Ocean from one side otherside is the Jungle.

Ideal stay for a wildlife lover! The hotel is quite new. The villas are super cozy with some villas overlooking the ocean and the rest with forest views. So if you’re particular about having an ocean view, do let them know in advance. We booked two villas and received one overlooking the ocean and the other with forest views. We loved both! If you’re an animal lover like me, you’ll love the forest view too since you can have elephant sightings right from your room deck! I also loved the dining area and lounge space. We had evening cocktails outdoors on the deck under a sky full of stars, while listening to elephants feasting on the trees in the forest. The chef Mr. Wijekoon was absolutely amazing. Loved his food! He shared so much information about the different plants and herbs available in the area. Plus all his meals are free from additives and is so fresh! The Manager Mr. Ishan is super friendly and makes sure you have the best stay. I happened to leave something behind at the hotel, and Mr. Ishan was so thoughtful to keep it safe and make sure I got it back. All in all, loved our stay and I will be back soon for a longer stay! We had a great experience at kotiyagala, if you are looking for a quiet family escape or a couples retreat this place is ideal for it all. The rooms were clean and tidy with the food catered to your preference. it has a great sunset view and the staff was very welcoming and helpful. Huge thanks to Ishan for providing us with great hospitality. Will definitely visit again.

They should stop misleading people with their false advertising until they really can deliver what they promise. We were there with our kids to celebrate our anniversary and it turned out to be one of the worst but the most expensive getaways. We went there expecting luxury but instead ended up with very below average more like a motel experience. If you they charge a premium from a customer it’s expected that you deliver a premium product/ service. From the minute we stepped into reception/ waiting area I knew it’s not going to be what we expected but still I had hopes. We should’ve gone with our gut feeling and just walked out of there the minute we got there. Starting with the hotel entrance, it felt like walking into an abandoned bungalow, dusty dirty floors etc. I understand the concept of minimal but cleanliness should be a priority and the first impression. The whole experience starts from the minute you walk into a hotel and the first impression we got was not good. We have never come across a hotel that had such a poor welcome. To our understanding an all inclusive hotel room includes meals/ drinks and activities with a full mini bar with drinks/ snacks/ wine/ beer/ spirits etc plus afternoon tea or whatever whenever you need. But their mini bar was so pathetic which only had a couple of water bottles and some ice coffee. If they don’t have things to include they should not advertise it as ‘all inclusive’. It’s not like you can go to the shop and get what you want in the middle of Yala. Also we believe the safari trip that we were supposed to pay extra as an add on should be included in the hotel rate since it’s ‘all inclusive’ as most of the luxury hotels in that area offer ‘all inclusive’ deals. Any luxury hotel would have had a little treat to welcome the guests such as a welcome drink, a fruit platter or something sweet in the room to welcome the guests but there was nothing like it. ( And we were there to celebrate our anniversary) It’s the little things that you do to take care of the guests that makes a guest feel special and welcomed. We were left feeling extremely disappointed with the care and hospitality we received. We were disappointed not because we were expecting extra but because we were expecting the usual very basic things you would be receiving from a luxury getaway. The villas were poorly maintained and the worst part is paying so much for villas with pools, the pool water was so cloudy and green even the kids refused to step into the pool. I understand you they can’t stop natural leaves and branches falling into the pool but the cleanliness of the water is different. The wardrobe had lights hanging and warped shelves which is so not expected to see in a so called luxury hotel. There was dust and cobwebs in the bath room and not to mention the look of tiles where they haven’t even cleaned up the excess grout off the tiles. What an amazing villa! The view is beyond words, the food is made with so much love, and the staff are absolute legends with the kindest hearts. This place feels so special, and I truly love it here. I would recommend it to anyone without a doubt. A heartfelt thank you to Ishan, Nuwan, Dilum, Nilukshan, Nandana, Nalaka, Monnakkuns, and Gayan — your care, warmth, and smiles made my stay unforgettable.

The best hotel in Yala ! The place was just so beautiful, a unique concept in the jungle. The staff were so friendly and treated us so well. The food was very good and we enjoyed our holiday so much. We were given the most beautiful private villa with stunning views and the villa was just exceptionally well designed and very luxurious. We will be back soon as this was the best hotel in Srilanka. The manager and head chef Ishan Rajapaksha and prabath wijekoon were the kindest people and made our stay so memorable and special. A special thanks to them for everything from arranging the best food, to organising our spa treatments and safaris. Thank you we had the vacation.

From the moment I arrived at Kotiyagala Luxury Villas, I was transported into a world of quiet luxury and wild beauty. Perched above the jungle canopy between Yala and the Indian Ocean, my villa offered breathtaking views, total privacy, and a dreamy infinity pool. Every detail—from the four-poster bed to the rain shower—reflected elegance and comfort with a touch of Sri Lankan charm. The resort’s eco-conscious design deeply impressed me—solar power, no single-use plastics, and stunning elevated timber walkways that respect the land. Dining at The Dunes was a treat. The Jaffna crab curry and healthy, fresh ingredients made every meal memorable. The Ayurveda spa was the highlight. I enjoyed a deeply relaxing herbal massage followed by their one-of-a-kind Storm Room, where strobe water effects and blackout silence melted stress away. After that, the Ice Room revived my senses, and I ended with a tranquil soak in the jacuzzi. It was pure bliss. Our safari experience was unforgettable, and the staff’s warm, respectful hospitality made it all the more special. Kotiyagala isn’t just a getaway—it’s an immersive escape into nature with every luxury at your fingertips. I can't wait to return. ??????????
