No. 45 is a good choice for a stay in Ballater. it is within walking distance of local restaurants and shops. Our hosts were very helpful with advice on things to do. Breakfast in the sunroom looking out at the garden was delicious and plentiful. Definitely recommend

Maison d'h?tes de huit chambres à Ballater ( on peut rejoindre à pied le centre ville), dans un environnement calme avec parking. L'accueil est sympathique. Belle chambre avec une petite salle d'eau. Le matelas était juste un peu trop mou mais ce n'est que notre appréciation. Bon petit déjeuner ( compote, gateaux et délicieux muesli maison, hot breakfast...) Une halte agréable près des centres d'intérêt voisins.

We were greeted at the front door by Les, a down to earth gentleman, who helped lug the luggage upstairs to our room with a view. There were nice little touches in the bathroom like sanitary bags and other tiny bags and the lovely Sea Kelp products. The bed was most comfortable and ensured a restful night’s sleep. However, breakfast in the conservatory was outstanding with a wide range of choices like freshly cut fruit, fabulous porridge made properly with water and salt, and one’s choice of hot items. Sandra, the waitress, was a little gem and performed her job professionally and in a friendly Scottish manner. The mint sweeties I pinched were eaten during the day! Les’s smiling wife came out of the kitchen to say farewell which was appreciated. Thank you.

This is how a B&B should be. High quality welcome and attention to detail make this a stand out stay. We were welcomed, assisted in requests and make to feel like valued guests. The rooms were spotless and lovely. The breakfast was superb. The location is ideal. When we go back and we will there’s no where else we’d stay.

A comfortable first stay at No.45 and tasty, plentiful breakfast. The stand-out feature of our visit was that host Les offered to drive us to the start point of our walk. He could not have been more helpful in terms of logistics and sharing his knowledge of the local mountains and walking routes. Thank you Les and Alison. Would recommend.

One of the nicest B&B We have stayed in the owners have got it right from decor to the breakfast the Location is perfect close to great restaurants and pubs. We visited Balmoral castle which was 15 minutes up the road and the town of Breaemar a 20 minute drive

Beautiful place to stay,cosy and comfortable sort of homely.Staff and owners are happy and friendly.Parking is out the front.No lifts.Breakfast was great in their conservatory.Self serve cold breakfast,with a menu for hot items.I had whiskey Porridge and it was amazing...whiskey for breakfast,yes please.

?????????? We absolutely loved our stay at No.45! We stayed for 4 nights 12th to 16th August 2025. Our room was spotless, spacious, and so comfortable. The guest house has a cosy, welcoming feel, and the location couldn’t be better, just a short 5-minute walk into the village. Breakfast was superb with lots of choice! Alison and Les, along with all the staff, went above and beyond to make us feel welcome. They even emailed us ahead of time with restaurant recommendations so we could book in advance, which was such a thoughtful touch. The guest house also has a couple of lounges, so you’re not confined to your room — which was lovely when our day was cut short due to inclement weather. Their local tips for things to see and do made our trip even better. Overall, everything about our stay was fantastic, and I wouldn’t hesitate to come back — highly recommended!

This beautiful B&B is certainly first class. The host Alison was very friendly and helpful, even before we visited by giving us details of places to eat etc. Our room was superb with an immaculate en-suite. Everything was clean, tasteful and best quality. Breakfast in the conservatory was great, many homemade options including fruit compote, jams, marmalades and even granola. All in all a wonderful stay, wish it had been for longer. We will definitely be returning.

Our stay at No.45 was lovely. Our room was perfect. Bigger than we were expecting. Amazing bathroom. The surrounding area and views are amazing. Breakfast is also wonderful. Lots of choice and nothing is too much trouble. A very relaxing time was had. To top it off we forgot some items and the owners very graciously sent them to us which was very kind of them. We would definitely stay there again if we went up to Ballater again
